Master-planned communities in Arizona
54 master-planned communities in Arizona, from the USA Houses master-planned community list.
A master-planned community is a large, phased development with one master developer, shared amenities such as parks, trails, pools or golf, and often several builders selling inside it. This page lists the 54 we track in Arizona. Open a community to see what we have listed: location, master developer, builders, estimated size and price range, and where we have not verified something yet.
14 of these communities already have a full page on NewUSAHouses.com with current homes and prices, and each of those links there. The rest are listed here with the facts we have, and we add detail as we confirm it with developers and builders.
Arizona's communities are spread across 25 cities, with the most in Gilbert, Scottsdale, Buckeye. By estimated homes at buildout, the largest we list are Teravalis (Douglas Ranch) (~100,000 planned long-term (est., multi-decade buildout)), Estrella (20,000), Eastmark (15,000). Estimated sizes are the planned total, not the number of homes built today.

How we list master-planned communities
We include a community when it is planned and developed as one large project with shared amenities, usually by a master developer, and when builders sell homes inside it. Every community page is built only from fields in our list. If a detail is blank, unknown or marked for verification, we leave it out and say it has not been verified.
When NewUSAHouses.com already has a full community page with current homes and prices, the page here links to it and names it as the main page for that community. When it does not, the page here is the place we collect what we know until we can confirm more.
Budgets, builders and amenities differ a lot from one master-planned community to the next, so use these pages to build a shortlist, then confirm phases, monthly fees and current prices with each sales team.
Counts and details are estimates from the USA Houses master-planned community list and change often. USA HOUSES LLC is a media and listing platform, not a broker, lender or builder.
