What we have not verified yet

Silverleaf is on our master-planned community list, but it does not have a full community page on NewUSAHouses.com yet. We have not verified whether it is gated, the amenity list. We leave those blank instead of guessing, and we add them as we confirm them from the developer or builder.

How to evaluate a master-planned community

Master-planned communities are built in phases over many years, so the amenities and roads you see in the brochure may not exist yet. Ask the sales team which phase you are buying in, what has been built, what is scheduled and what is only planned.

Ask every builder in the community for the full monthly cost: homeowners association dues, any special tax or utility district charges, and community development fees. These can change the real cost of a home more than a small price difference. Also ask who controls the association now, and when homeowners take over.

Compare builders inside the community with each other and with builders nearby. Read the warranty in writing, visit a finished home and a home under construction, and ask about incentives that depend on using the builder's preferred lender.

Check school boundaries, commute times and flood or fire zone maps for the exact lot, not just the community name. USA HOUSES LLC is a media and listing platform, not a broker, lender or builder, and is not a party to any purchase.
