These can change the real cost of a home more than a small price difference. Also ask who controls the association now, and when homeowners take over.
Compare builders inside the community with each other and with builders nearby. Read the warranty in writing, visit a finished home and a home under construction, and ask about incentives that depend on using the builder's preferred lender.
